Kensington structured an affiliation with the Marquette Companies several years ago which is called Kensington / Marquette Partners L.L.C. Marquette has extensive experience in the development and property management of apartment properties. We formed this affiliation to augment Kensington's experience in the acquisition and asset management of this property type.

Our asset managers monitor capital improvement, tax reduction, and budgeting programs. We implement revenue enhancement, cost containment and customer service programs. Marquette's C.A.T.E.R. (Customized Attention To Every Resident) program is utilized to reduce turnover, increase occupancy and stimulate rental income growth. Our experience has shown that a 10 % reduction in turnover can add 30 basis points to the bottom line yield.
