APARTMENT INVESTMENT GUIDELINES

LOCATIONS:
Major metropolitan areas (500,000+ population) in the Central United States, (some secondary upper Midwest cities considered) including but not limited to the following cities:

Chicago Cincinnati Cleveland
Columbus Detroit Indianapolis
Kansas City Louisville Milwaukee
Minneapolis St. Louis
PROPERTY TYPES:
  • 250 units or more
  • Garden style, mid-rise or downtown high-rise properties
  • AGE/CONDITION/OCCUPANCY:
  • Properties constructed after 1980
  • Two year minimum operating history preferred; additional land considered
  • Class "A" or "B" property
  • Low maintenance exteriors (brick preferred), functional long-term design and construction
  • Amenity package in place commensurate with tenant market
  • Location in proximity to highway and/or mass transportation access
  • No environmental hazards
  • Occupancy of at least 90 percent
  • INVESTMENT SIZE & STRUCTURE:
  • $15 million minimum
  • Individual assets or portfolios
  • Cash or cash to favorable debt
  • SUBMISSION REQUIREMENTS:
    Please include the following: description of improvements, photographs, location map, aerial photograph, demographic data, site plan, annual budget, operating statements and rent roll.
