PROPERTY TYPES:
Multi-Tenant Industrial Portfolios
  • Prefer several properties in same location
  • Quality construction; no metal sided buildings
  • Prefer 5-15% office build-out and 30 ft.+ ceiling heights
  • High-profile business park environment
Single Tenant Net Leased Warehouses
  • 10-year minimum lease term
  • Either investment grade or high net-worth companies
  • Triple net or "bond" type lease preferred
  • Pre-sales for build-to-suits considered
  • Business park environment preferred
INVESTMENT STRUCTURE:
  • Cash or cash to favorable debt
  • Joint ventures are possible on larger transactions
  • $15 million cash investment minimum
  • SUBMISSION REQUIREMENTS:
    Please include the following: description of the improvements, photographs, site plan, maps, aerial of the site (if available), complete rent roll, three year operating history, demographic data, and tenant credit information.
